From the second you start any viewing, to the second you drive away, you need to be looking at the potential buy to let property through the eyes of both a landlord and as a tenant.

If you are viewing a potential buy to let property, you need to go with a clear head and a focus. Remember, this property does not and should not meet personal requirements for yourself. The property needs to be appealing to the target tenant market that you have in mind.

As well as being appealing, the property also needs to be practical for the tenants needs. For example, you may have a three bedroom property big enough for the family upstairs, but do you have enough utility space to accommodate such a large family? If not, market the property as a two bedroom, with a study, so it’s suitable and attractive to the self employed or work from home market.

Tenants will be looking for a property that ticks a number of boxes. If you’re worried you’re property might be a little lacking, then invest in a little home improvement. DIY stores have made it very affordable to replace and refurbish the kitchen and bathroom. Simply using new light fixtures and lamps can make a difference to your property’s potential; light will completely change the look and feel of your property.

If it’s been a while since your property was unoccupied, be sure to give it a good luck round before putting it back onto the market. A bit of DIY can help increase as well as regulate rental income.
